My former HOA charged each of us around $700 to build a ginormous wall at the entrance. I've moved away, but I'm planning to come back with a bag of rotten eggs when the wall is finished and take out some aggression.

Hah! Ted served on the board here for about a month, got sick of the crazy and told them he was dying or something. I'm sure his continual appearance in the neighborhood is a source of endless consternation for them.

I plan on telling them he's a zombie if they have the temerity to ask.

I'm not really sure, ours is toothless, but we have a good management agency that charges us out the wahzoo. I trust them more than the condo owners who insist on being informed whenever there is a train loaded with nuclear material passing through our town and that management is derelict in its duty for not informing him of a hostage situation down the road from here. Nuts from New Jersey, all of 'em. That may be the point. To keep the crazies from running the joint.

Next home will not be within an association. I'm fairly anti-social anyway. Serving on the board once was enough.

Then what's the bloody point of an HOA in the first place? We bought this house DESPITE the presence of an HOA, and they've proven to be toothless as well, are just a monthly fucking annoyance. So again, what's the point?

It's likely because the money group that set up the Condo HOA charter placed the standard boilerplate of 2/3 majority needed to change the charter. Without 2/3 in attendance (which almost never happens, esp in Florida) nothing "legal" can get changed.

The problem is, no one would buy a condo if the HOA had a 10% majority in the charter. 2/3 sounds safe. So, if you're going to buy a Condo, read the charter, rules and regs thoroughly before you buy. If you have hopes of changing anything about the looks, the grounds, or even putting in a speed bump, you're just about SOL.
